We walk the house with the seller, price every piece worth selling against real completed sales and send a written proposal, usually within a day. Local buyers come by appointment and pay your seller at the door. Everything else ships to the buyer. You keep the listing on schedule.

    When your client is paid
    Local buyers pay you at the door, first, and we invoice our share on Friday. When a piece sells online, the marketplace pays us and your share goes out on the first Friday after cleared funds arrive, by check or to the bank you link in your portal. Itemized either way.

    Our share is worked out on the number in the proposal. Every dollar a piece brings above it goes to your client.

    A real proposal

    Sent in September 2026 to a Delaware County household, with the name and street taken off. Every piece has a list price, the price we expect, a floor the owner approves and the completed sales behind it.

    The total, $8,045, sits in the 40% band of the table above. This client signed at the 35% introductory rate, and the cover shows both.

    Your client gets the same thing, usually within a day of the walkthrough. It is theirs to keep whether they hire us or not.

    We carry $1,000,000 of commercial general liability insurance through National Specialty Insurance Company, with customer property protection. Ask for the certificate and we send it before we set foot in the house, and you can be named as an additional insured on request.
