Estate sales
A full house, a date, and one statement at the end.
A full house and a deadline. We plan, price, advertise and run the sale. The dates and included work are agreed in writing.
Is this the right one
An estate sale is the right call when
A houseful of contents. A clear deadline. An agreed plan for what remains.
What fits, and what does not
- A whole house has to be empty by a date
- Volume matters more than any one piece
- The family is out of state, or nobody wants to be there
- A realtor is waiting to show it
Probably the other service when
- Ten good pieces and a house you are still living in
- Under about $5,000 of sellable contents; we will say so and suggest consignment
The other service
In-Home Consignment
You have things worth real money and no time to sell them.
We come to you, photograph every piece worth listing, price it against what comparable pieces actually sold for, choose suitable channels, and handle buyer conversations. Nothing leaves the house until it is sold and paid for.
- Furniture to fine art, tools to collections
- Priced against real comparable sales
- Local buyers, or collectors nationwide online
- We handle the listings and buyer conversations
Not sure? Show us the contents and your deadline first. We assess which service fits and agree the scope in writing.
Start to finish
A house. A deadline. A clear plan.

01
Agree the plan.
Show us the house and your deadline. We assess the contents, arrange a visit and put the dates, our share and included work in your proposal.

02
Prepare and run the sale.
We research, price, lay out and advertise the contents. Our crew manages the door, answers buyers and handles the transactions.

03
Decide what stays. Settle.
You choose what happens to unsold pieces. Any donation or removal is agreed with you. Your itemized statement and payment follow within ten business days.
What it costs
Nothing up front. A share of what sells.
| Estimated value of the contents | Our share |
|---|---|
| Under $5,000 | 50% |
| $5,000 to $19,999 | 40% |
| $20,000 and above | 35% |
Minimum. About $5,000 of sellable contents to staff a sale weekend.*
Paid. One itemized statement and your payment within ten business days of the sale closing.
An introductory 35% rate is available with a short written or video testimonial about your honest experience. Positive feedback is not required. Google and other review-site reviews do not qualify. Your agreement sets the conditions.
Special cases are quoted on their own. An unusually valuable estate gets quoted below the table. So does one holding fine art or real jewelry. A house that is exceptionally full, or well outside our area, may carry a minimum. Either way you get the number before anything starts.
You pay us nothing to start, because we are paid a share of what each piece sells for, after it sells. If it does not sell, we are not paid for it.
What a sale includes
Prepared, advertised, staffed and settled.
The work included in the proposal
- Research and pricing
- Sorting, tagging and laying out
- Photography and advertising
- Staffing and transactions
- Itemized statement and settlement
- Agreed arrangements for unsold contents
The proposal sets the exact responsibilities and any donation or removal arrangements.

OUR PROMISE, IN WRITING
Every dollar above the estimate.
Yours.
Our share is based on the proposal number. We take no commission on the difference.
Nothing up front.
We earn a share when a piece sells.
Agreed in writing.
Your proposal. Your price floors.
Protection you can see.
Ask us for the insurance certificate.
Your things stay home.
Until the buyer has paid.
The complete promise and insurance details
Within a day of the walkthrough you have a written proposal: every piece, what it should sell for, and our share. It is yours to keep whether you hire us or not.
Every dollar above the number in your proposal is yours, all of it. Our share is worked out on the proposal number and nothing else, so if we estimate a chest at $200 and it brings $2,000, we take our share of the $200 and the whole $1,800 goes to you. We take no commission on the difference.
It is your house and they are your things, so the final call on any price is yours. Ask us to open higher than we estimated and we will. If it sells there, you keep every dollar of the gap.
It applies to both services, consignment and estate sales.
We carry $1,000,000 of commercial general liability insurance through National Specialty Insurance Company, with customer property protection. Ask for the certificate and we send it before we set foot in the house, and you can be named as an additional insured on request.
Nothing up front. We are paid a share of what sells. If a piece does not sell, we are not paid for it.
